Market analysis contributes to Hillside’s redevelopment
- Market analysis for Roosevelt Road-Mannheim Road sub-area plan in west suburban Chicago

Requirement
Working as part of a planning team led by Solomon Cordwell Buenz (SCB), we were tasked with preparing a market analysis for a neighborhood in the Village of Hillside. The project area is bordered by two well-traveled thoroughfares – Roosevelt Road and Mannheim Road – but experiences flooding issues. The Village is bisected by I-290, the primary highway between downtown Chicago and the western suburbs.
Approach
Working with the Metropolitan Water Reclamation District of Cook County – which is drawing up a plan to alleviate the flooding – the interdisciplinary team prepared a plan for redevelopment of key Village-owned and privately-owned vacant parcels.
Kretchmer Associates analyzed the market for retail, office, and residential uses and provided the economic reality check for the plan.
Results
The Village adopted our plan and is working to attract developers to the area based on the strategies we identified.
