Requirement
Prepare a market study for independent living, assisted living, and memory care for the “missing middle” senior population, as well as for those with intellectual and developmental disabilities. Also provide guidance on rents and operating metrics and assist the developer to find a management company for the property.
Approach
VSKA analyzed the competition, depth of demand, and market penetration and made recommendations on the most appropriate market positioning, achievable rents, and product mix given the location and the market area’s demographics.
Results
The $129 million adaptive re-use of long-vacant historic buildings in a century-old residential neighborhood, adjacent to Aurora’s riverfront downtown, turned a blighted property into an attractive mixed-use development with housing, medical and school district offices, a park, and walking paths.
