Camiros prepares retail and office zoning recommendations for the City of Wheaton

The City of Wheaton in west suburban Chicago recognized that its 20-year old zoning was no longer working and wanted a market analysis to inform changes. Working as part of a team led by Camiros we analyzed the retail and office market along Roosevelt Road in Wheaton, a major corridor extending from the City of Chicago through the western suburbs.
We took an in-depth look at the characteristics of the corridor for different retail and office uses, as well as constraints due to lot depths and adjacent residential uses. Our analysis also considered performance of the local retail and office market in and near Wheaton, and why the current zoning was failing to deliver.
Camiros is preparing zoning recommendations along the corridor. Once approved by the City, they’ll be codified in the zoning ordinance.
